Is A Mobile Home "Real Property?"

By "real property," I mean real estate, not personal property. A real estate brokerage helps people and entities buy and sell real estate. We're not licensed to broker the buying and selling of personal property. So this question about mobile homes isn't merely theoretical for us.

Essentially, if you're buying valuable acreage with a mobile home on it, is it like buying land with a boat on it, or is it like buying land with a house built on it?

Apparently it's a question even the most qualified title professionals can't agree on. In one case, today I consulted a  local Texas Board Certified Real Estate Attorney, a local Escrow Officer of 30 years at one title company, and a local Escrow Officer of 30 years at another title company -- and I got different answers from all three. And I'm told even the State gives different answers depending on whom you contact. There really can only be one answer, even if it's qualified as most complex answers are. I'll find it.

Ultimately, it is not my job to determine title (ownership) issues, but it is part of my role as broker to facilitate and clear up any stumbling blocks for the sake of the deal, and sometimes that means helping a left hand talk to a right hand. Rarely do I reach out to more than two experts and receive such contradictory information. This will get resolved. I look forward to the final outcome and will continue my facilitation efforts to get there.
